Edwardsville Zoning Board of Appeals meets to discuss zoning cases

The Edwardsville Zoning Board of Appeals met at 7 p.m. yesterday, June 27.

"The Zoning Board of Appeals is to hear and determine appeals from and review any order, requirement, decision or determination made by the Zoning Administrator charged with the enforcement of this Title; hear and decide all matters referred to it, or upon which it is required to pass upon under this Title; hear and pass judgment upon applications for variations when the property owner or his agent shows that a strict application of the terms of this Title relating to the use, construction or alteration of building or structures, or the use of land, imposes practical difficulties or physical hardship; hold public hearings on all applications for zoning map amendments for two or less platted, zoned lots or parcels of land less than one acre in size and make a recommendation to the City Council."

B. Case 2016-14 – Special Use Permit

David and Patricia Lee petition the City of Edwardsville for a Special Use Permit. The purpose is to allow a home occupation. The property is zoned R-1 Single Family Residence District, addressed as 42 Country Club View and more specifically identified as PID 14-2-15-21-04-401-020.

C. Case 2016-15 – Variance

David Lisinski, Killeen Studio Architects representing Harco Properties, LLC has petitioned the City of Edwardsville for a variance. The purpose is to allow a fifteen foot (15’) side yard variance from the north property line and a twelve foot three inch (12’ 3”) setback variance from the west property line to construct new building on the subject tract. 25 foot side yard and rear yard setbacks for principal buildings are required for compliance with the B-2 Commercial / Business District Requirements. The site is zoned B-2 Commercial Business District, addresses as 1501 Troy Road and more specifically identified as PID 14-2-15-14-16-401-025.

D. Case 2016-16 – Special Use Permit

Main Street Investing, LLC petitions the City of Edwardsville for a Special Use Permit. The purpose is to allow for “Offices of Professionals” within the R-2 Multiple Family Residential District. The property is zoned R-2 Multiple Family Residential District, addressed as 1720 N. Main Street and more specifically identified as PID 14-2-15-03-20-402-021 & 14-2-15-03-16-401-008.
