The meeting was called to order at 7:00 PM by Chairman Dan Nollman. Roll was called and a quorum declared. The Pledge was made, and the applicants and public were sworn in.

Chairman Nollman went over Emergency Procedures and meeting outline directions.

A motion was made by Don Rockwell to approve the minutes with no changes from the June 6, 2025, meeting. The motion was seconded by Steve Zimmerman. The motion carried (4-0) with all present members voting in the affirmative.

(Applicable sections of the city code: 155.052, 155.053, 155,090) Ward 2

13-JUN25 JEFFERY SCOTT HYATT: A motion was made by Steve Zimmerman to approve the Request for a Bulk Variance to construct a 8-foot fence exceeding the maximum height by 2 feet at 815 Gass Avenue (08-28.0-104-007) located in a "A-1" Single-Family Residence District (Applicable sections of the zoning code: 162.036, 162.392, 162.570) Ward 5.

The motion was seconded by Tim Price, motion carried by a vote of (4-0)

14-JUN25 GERRIEL GREENWOOD: Request for a Special Use Permit to establish and operate a "Convenience Store" at 6500 West Main Street, Suite 216 (07-12-0-210-025) located in a "C-2" Heavy Commercial District. (Applicable sections of the zoning code: 162.248, 162.515) Ward 188

City Council Comments: None

Kenneth Leeds spoke on behalf of Gerriel Greenwood to request a Special Use Permit to operate a Convenience Store at 6500

West Main Street Suite 216, discussion was had. The applicant withdrew her application.

14-JUN25 GERRIEL GREENWOOD: A motion was made by Don Rockwell to approve the withdraw Request for a Special Use Permit to establish and operate a "Convenience Store" at 6500 West Main Street, Suite 216 (07-12-0-210-025) located in a "C-2" Heavy Commercial District. (Applicable sections of the zoning code: 162.248, 162.515) Ward 8. The motion was seconded by Steve Zimmerman, motion carried by a vote of (4-0)

15-JUN25 MOAZZAM KARIM: Request for a Special Use Permit to establish and operate a "Convenience Store/Gas Station" at 2709 West Main Street (08-20-0-204-001 & 002) located in a "C-2" Heavy Commercial District. (Applicable sections of the zoning code: 162.248, 162.515) Ward 2

City Council Comments: None

Moazzam requested a Special Use Permit to operate a convenience store at 2709 West main Street, he stated he will be making a lot of changes which would include installing public bathrooms, re-surfacing the parking lot, updating the lighting, and installing cameras. The store will be open 24 hours a day, 7 days a week and he plans to open July 29, 2025.

15-JUN25 MOAZZAM KARIM: A motion was made by Tim Price to approve the Request for a Special Use Permit to establish and operate a "Convenience Store/Gas Station" at 2709 West Main Street (08-20-0-204-001 & 002) located in a "C-2" Heavy Commercial District. (Applicable sections of the zoning code: 162.248, 162.515) Ward 2. The motion was seconded by Don Rockwell, motion carried by a vote of (4-0)

A motion was made to adjourn by Don Rockwell and seconded by Tim Price. Motion carried (4-0) with all present members voting in the affirmative. Chairman Nollman adjourned the meeting at 8:06 PM.
