City of Belleville Zoning Board of Appeals met Sept. 25

The meeting was called to order at 7:00 PM by Chairman Dan Nollman. Roll was called and a quorum declared. The Pledge was made, and the applicants and public were sworn in. (7:00 PM)

Chairman Nollman went over Emergency Procedures and meeting outline directions.

 A motion was made by Becca Boyer to approve the minutes with no changes from the August 28, 2025, meeting. The motion was seconded by Don Rockwell. The motion carried 7-0 with all present members voting in the affirmative.

27-SEPT25-THOMAS WODARCZYK: Request for a Sign Installation Permit in the Area of Special Control at 125 East Main Street (08-22.0-333-033) located in a "C-2" Heavy Commercial District. (Applicable sections of the city code: 155.052, 155.053, 155.090) Ward 2

City Council Comments: None

Tom Wodarczyk is requesting a sign installation permit in the area of special control for his business. He said he plans to get rid of the current awnings and replace them with a more appealing awning.

Discussion was made regarding the design and if the address will be listed.

27-SEPT25 – THOMAS WODARCZYK: A motion was made by Becca Boyer to approve the request for a Sign Installation Permit in the Area of Special Control at 125 East Main Street (08-22.0-333-033) located in a "C-2” Heavy Commercial

District. (Applicable sections of the city code: 155.052, 155.053, 155.090) Ward 2. The motion was seconded by Don Rockwell. Motion carried by a vote of 6-0. (7:05 PM).

28-SEPT25 JAKE YARBER: Request for a Special Use Permit to construct a metal building exceeding 150 square feet at 1608 North Belt East (08-23.0-110-003) located in a "A-2" Two-Family Residence District. (Applicable sections of the zoning code: 162.169, 162.515) Ward 1

City Council Comments: Lillian Schneider

Jake Yarber with Acres Outdoor Services spoke on behalf of Janet Linton who has requested a special use permit to construct a metal building exceeding 150 square feet. Jake stated that the building will be used for boat storage and garage access.

Discussion was made about the cosmetics and location of the building. Discussion was also made on whether you will be able to see it from the street.

A motion was made to adjourn by Becca Boyer and seconded by Skip MacEwen. Motion carried 6-0 with all present members voting in the affirmative. Chairman Nollman adjourned the meeting at 7:13 PM.
